KPM Properties is seeking an experienced Lead Maintenance Technician to oversee day-to-day maintenance at our Nashville community. This hands-on leadership role requires strong HVAC/AC expertise and EPA 608 certification to keep residents comfortable during Tennessee summers.

Ideal candidates bring 3+ years of hands-on maintenance, proven supervisory ability, and the capacity to manage work orders efficiently while ensuring safety and high-quality service.

Qualifications

• 3+ years of hands-on maintenance experience, multifamily/apartment experience preferred.
• HVAC/AC repair and troubleshooting experience required.
• EPA Section 608 Certification (Type II or Universal) required for AC work.
• Working knowledge of plumbing, electrical, appliance repair, and general carpentry.
• Lead or supervisory experience preferred.
• Ability to prioritize multiple work orders in a fast-paced environment.
• Valid driver’s license and reliable transportation.
• Ability to lift up to 50 lbs, climb ladders, and perform physical tasks.
• Availability for on-call/emergency rotation, including some evenings and weekends.
• Strong communication skills and a resident-first attitude.

Responsabilités

• Lead daily maintenance activities of the property and maintenance team.
• Diagnose, repair, and maintain HVAC/AC systems, including troubleshooting and component replacement.
• Handle plumbing, electrical, appliance, carpentry, and general repairs.
• Complete apartment turns and make-readies for new residents.
• Respond promptly to resident work orders and ensure timely, quality completion.
• Perform routine preventive maintenance and seasonal inspections.
• Maintain the grounds, common areas, and overall curb appeal.
• Participate in an on-call/emergency rotation for after-hours issues.
• Manage parts inventory, tools, and equipment; assist with vendor coordination.
• Ensure all work meets safety standards and complies with company and code requirements.
