Job summary

KPM Properties in Nashville, TN is seeking an experienced Lead Maintenance Technician to manage day-to-day maintenance operations for our community. This hands-on leadership role requires strong HVAC/AC expertise and a track record of keeping systems reliable, residents comfortable, and a property looking its best.

You will lead a maintenance team, handle plumbing, electrical, carpentry, and appliances, and coordinate work orders while ensuring safety and code compliance.

Qualifications

• 3+ years of hands-on maintenance experience (multifamily/apartment preferred).
• HVAC/AC repair and troubleshooting experience required.
• EPA Section 608 Certification (Type II or Universal) required for AC work.
• Knowledge of plumbing, electrical, appliance repair, and carpentry.
• Previous lead or supervisory experience preferred.
• Valid driver\'s license and reliable transportation.
• Ability to lift up to 50 lbs and perform physical tasks.
• Availability for on-call/emergency rotation, including some evenings and weekends.

Responsibilities

• Lead and coordinate daily maintenance activities of the property and maintenance team.
• Diagnose, repair, and maintain HVAC/AC systems.
• Handle plumbing, electrical, appliance repair, carpentry, and general repairs.
• Complete apartment turns and make-readies for new residents.
• Respond promptly to resident work orders and ensure timely, quality completion.
• Perform routine preventive maintenance and seasonal inspections.
• Maintain the grounds, common areas, and curb appeal.
• Participate in an on-call/emergency rotation for after-hours issues.
• Manage parts inventory, tools, and equipment; assist with vendor coordination.
• Ensure all work meets safety standards and complies with code requirements.
