Job summary

RP Management Inc is seeking a Lead Maintenance Technician in New York to oversee daily on-site maintenance, including HVAC, electrical, plumbing and appliance work. You will direct the on-site team, schedule repairs, and ensure timely completion of resident requests within 24–48 hours.

Candidate must hold HVAC certification and a valid driver's license. The role offers a Monday–Friday shift with on-call emergencies, PTO, and medical and dental coverage, plus a 401(k) with employer matching.

Responsibilities

• Develop and manage deferred maintenance programs.
• Inspect buildings and apartments for routine maintenance including lighting, grounds, amenities and common areas.
• Order maintenance supplies with Community Manager approval and maintain inventory.
• Ensure resident work orders are completed within 24-48 hours.
• Schedule and perform HVAC, carpentry, electrical, plumbing and appliance work in turnovers.
• Maintain grounds daily.
• Attend daily meetings with the Community Manager to set priorities.
• Train and develop on-site maintenance staff as needed.
• Maintain records of material usage, time, production and other reports.
• Keep equipment, storage and work areas clean and orderly.
• Comply with Accident and Illness Prevention Program.

Job description

The Lead Maintenance Technician is responsible for performing general and specialized maintenance and repairs while applying proficient skills in various maintenance trade disciplines. In addition, the Lead Maintenance Technician will direct the
daily activities of the on-site maintenance staff ensuring that priority workload is completed in a timely and proficient manner.

Specific responsibilities include but are not limited to:

• Developing and ensuring compliance with deferred maintenance programs;
• Conducting periodic inspections of buildings and apartments for routine maintenance purposes including exterior and interior lighting, grounds, amenities and all common areas;
• Ordering maintenance supplies with the approval of the Community Manager and maintaining adequate inventory to meet the property's needs;
• Ensuring compliance of RP Management's policy of completing resident work order requests within a 24-48 hour period;
• Scheduling, coordinating and performing a wide range of technical maintenance and repair operations in turnovers, including but not limited to HVAC, carpentry, electrical, plumbing and appliances;
• Maintaining grounds on a daily basis;
• Maintaining and working a routine on-call emergency response schedule;
• Performing snow removal as required by RP Management's policies and procedures;
• Attending daily meetings with the Community Manager to set a priority work schedule;
• Training and development of the on-site maintenance team as needed;
• Maintaining required records such as material usage, time, production and other reports as required by RP Management's policy and procedures;
• Maintaining equipment, storage and work areas in a clean and orderly condition; and
• Ensuring compliance with RP Management's Accident and Illness Prevention Program.

Requirements:

HVAC certification and Valid Driver's License Required.

Compensation:

$24 / Hour - $29 / Hour + On Call Bonus Pay with benefits including PTO, medical & dental coverage and 401(k) with employer-matching contribution. Friendly, comfortable working environment.

Shift:

8:00AM - 4:30PM, Monday - Friday, Closed all major holidays
