Job summary

National Development is seeking a Maintenance Manager for Peninsula Apartments in Boston, MA. The role requires leadership, a self-starter attitude, and expertise across maintenance, turnover, and building systems to keep the property in excellent condition.

You will supervise maintenance staff, coordinate vendor work, manage on-call scheduling, oversee capital projects, and support budgeting and administrative tasks. Excellent communication and independent work ethic are essential.

Qualifications

• 5+ years of experience in Residential Property Management (preferably as a Manager).
• Skilled in maintenance, turnover, and building systems.
• Willingness to jump in and learn new tasks and systems.
• Ability to work independently.
• Desire to take initiative and solve problems.
• Excellent written and verbal communication skills.

Responsibilities

• Maintain the interior and exterior physical condition of the assigned property in a professional manner.
• Conduct routine inspections and preventive maintenance of all building-related systems.
• Coordinate response to resident maintenance requests in a timely and efficient manner.
• Reliably handle emergency situations and quickly communicate issues to your supervisor and fellow team members.
• Coordinate unit renovations.
• Develop and manage an on-call schedule among staff.
• Effectively manage the apartment turnover process.
• Oversee selection and management of all maintenance-related vendors.
• Manage capital projects onsite as needed including the bid process and project/construction management.
• Assist with the creation of the property budget and ensure cost effectiveness across all maintenance-related areas.
• Manage administrative tasks that include, but are not limited to preparing vendor related contracts, invoice processing and managing the digital maintenance dashboard.
