Job summary

Richmark Properties, Inc. is seeking an experienced Lead Maintenance Technician to oversee all maintenance at an apartment community in Temple, TX. You will manage work orders, ensure resident satisfaction, and control budgets and schedules for maintenance activities.

The role requires HVAC certification, strong maintenance knowledge, and a minimum of 2 years in a lead role. On-site responsibilities include after-hours calls and weekend availability; a valid driver’s license and background check

Qualifications

• EPA Universal or Type II HVAC Certification (Required).
• Strong working knowledge of HVAC systems, electrical, plumbing, and general property maintenance (Required).
• Minimum of 2 years' experience as a Lead Maintenance Technician or Assistant Lead.
• High school diploma or equivalent (Preferred).
• Must pass background screening and possess a valid driver’s license.
• Reliable transportation and availability for after-hours/on-call duties required.

Responsibilities

• Oversee daily maintenance operations, including work orders, repairs, and unit make-readies.
• Order and track maintenance parts and supplies, ensuring expenses stay within budget.
• Maintain and service pool equipment (pool certification required).
• Schedule and manage vendor services as needed.
• Ensure compliance with federal Fair Housing laws and all applicable local regulations.
• Provide leadership and training for maintenance staff.
• Respond to after-hours maintenance emergencies as part of on-call rotation.
