Job summary

Richmark Properties, Inc. is seeking an experienced Lead Maintenance Technician to oversee all maintenance operations at our Houston apartment community. You will manage work orders, coordinate repairs, and ensure property standards and resident satisfaction.

The role requires EPA HVAC certification, strong knowledge of HVAC, electrical and plumbing systems, and at least 2 years as a lead or assistant lead. On-call duties and a valid driver's license are required; willingness to work weekends.

Qualifications

• EPA HVAC certification required.
• Strong knowledge of HVAC, electrical, and plumbing systems.
• Minimum of 2 years as Lead Maintenance Technician or Assistant Lead.
• High school diploma or equivalent preferred; background check and driver's license required.

Responsibilities

• Oversee daily maintenance operations, including work orders and unit make-readies.
• Order and track maintenance parts and supplies within budget.
• Maintain and service pool equipment (pool certification required).
• Schedule and manage vendor services; ensure compliance with Fair Housing laws.
• Provide leadership and training for maintenance staff.
• Respond to after-hours maintenance emergencies as part of on-call rotation.

This position plays a critical role in maintaining property standards, ensuring resident satisfaction, and managing maintenance-related budgets and schedules.

Key Responsibilities:

• Oversee daily maintenance operations, including work orders, repairs, and unit make-readies
• Order and track maintenance parts and supplies, ensuring expenses stay within budget
• Maintain and service pool equipment (pool certification required)
• Schedule and manage vendor services as needed
• Ensure compliance with federal Fair Housing laws and all applicable local regulations
• Provide leadership and training for maintenance staff
• Respond to after-hours maintenance emergencies as part of on-call rotation

Qualifications:
