Job summary

Richmark Properties is seeking an experienced Lead Maintenance Technician to oversee all maintenance operations at an apartment community in Texas. The role includes managing work orders, ordering parts, and overseeing makes-readies while ensuring compliance with housing laws.

You will lead maintenance staff, coordinate vendor services, and participate in an on-call rotation with weekend requirements. HVAC knowledge and certification are required.

Qualifications

• EPA Universal or Type II HVAC certification required.
• Strong knowledge of HVAC, electrical, plumbing, and general maintenance.
• Minimum 2 years' experience as a Lead Maintenance Technician or Assistant Lead.
• High school diploma or equivalent preferred.
• Must pass background screening and possess a valid driver's license.
• Reliable transportation and availability for after-hours/on-call duties required.

Responsibilities

• Oversee daily maintenance operations, including work orders and unit make-readies.
• Order and track maintenance parts within budget.
• Maintain and service pool equipment; pool certification required.
• Schedule and manage vendor services as needed.
• Ensure compliance with Fair Housing laws and local regulations.
• Provide leadership and training for maintenance staff.
• Respond to after-hours maintenance emergencies as part of on-call rotation.

This position plays a critical role in maintaining property standards, ensuring resident satisfaction, and managing maintenance-related budgets and schedules.

Key Responsibilities:

• Oversee daily maintenance operations, including work orders, repairs, and unit make-readies


• Order and track maintenance parts and supplies, ensuring expenses stay within budget


• Maintain and service pool equipment (pool certification required)


• Schedule and manage vendor services as needed


• Ensure compliance with federal Fair Housing laws and all applicable local regulations


• Provide leadership and training for maintenance staff


• Respond to after-hours maintenance emergencies as part of on-call rotation

Schedule:

• Full-Time
