Job Summary

Lead Maintenance is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a clean and well-maintained living environment for residents, visitors, and staff. It is the Lead Maintenance Technician's duty to anticipate, identify, and correct any problems involving the property and to implement procedures that will prevent such problems.

Responsibilities and Duties

  1. Service
    • Perform maintenance tasks personally and delegate to assistants. Oversee and inspect work performed by assistants.
    • Manage system for handling service requests. Complete work orders within 24 hours when possible.
    • Schedule maintenance personnel with the manager to ensure 24/7 emergency availability.
  2. Preventative Maintenance/Safety
    • Conduct regular safety meetings; maintain and communicate HAZCOM standards. Keep MSDS sheets current and accessible.
    • Be aware of property conditions and immediately correct hazards (e.g., broken gates, lights, holes).
    • Maintain records of maintenance, service requests, expenditures, and work progress.
    • Schedule and perform routine maintenance on equipment; inspect tools regularly.
    • Develop and mentor maintenance staff, instilling a safety-first attitude and proper safety procedures.
  3. General
    • Diagnose and perform minor repairs involving electrical, plumbing, HVAC, appliances, structural components, and more.
    • Ensure repairs and make-ready tasks are completed on schedule and correctly.
    • Report major repairs and expenditures to management.
    • Manage inventory of spare parts and tools.
    • Identify utility and fixture cut-offs and prepare maps.
    • Maintain a clean and safe work environment, including storage areas and grounds.
    • Perform additional duties as assigned by management.

Qualifications and Skills

  • Minimum 3 years’ experience in property maintenance or a related field.
  • Work hours: 40 hours/week, including weekends and on-call for emergencies.
  • Proper safety equipment must be worn as tasks require.
  • Proficient in the safe use of hand tools, power tools, mechanical equipment, and measuring devices.

Physical Requirements

  • Constantly on feet (66-100%).
  • Perform activities such as bending, squatting, climbing stairs and ladders, reaching, grasping, and finger dexterity.

Speaking and Driving Requirements

  • Frequent verbal communication with staff, vendors, and residents.
  • Frequent use of personal transportation; valid driver’s license required.

Working Environment

  • Primarily indoors, frequently outdoors, occasionally exposed to fumes and confined spaces.

Reasoning Development

High. Ability to apply logical thinking, problem-solve, and communicate effectively with diverse groups.
