Job summary

Meritage Homes is seeking a VP of Land Development to lead the Land Development team and drive timely, on-budget opening of new communities. You will oversee all land development activities from tentative maps through turnover of finished lots, coordinating with municipal authorities, HOA turnover, and project budgets.

The role requires strong leadership, budgeting discipline, and collaboration with acquisitions, entitlements, and construction teams.

Qualifications

BA/BS degree in Real Estate, Finance, Construction Management or Civil Engineering.
Ten years of related experience; strong understanding of acquisitions and land development.
Local real estate knowledge beneficial.
Extensive experience managing development of new communities.
Strong management capabilities with budgeting, pro-forma management, and team growth.

Responsibilities

Direct all land development activities from tentative tract map to turnover of finished lots for homebuilding operations.
Oversee land development budgets and schedules, feasibility budgets, and corporate submissions.
Coordinate with Land Acquisition, Forward Planning/Entitlements, and municipalities on approvals, agreements, and permits.
Oversee contracts with land development contractors (grading, utilities, streets, landscaping).
Supervise outside consultants (civil, landscape, soils engineering) for construction applications.
Coordinate with vertical, architecture, and purchasing on lot fit, utility locations, and access for sales and production.
