Job summary

Karya Property Management is seeking a Lead HVAC Maintenance Technician to serve as the technical backbone for the community. You will diagnose, repair, and maintain HVAC systems, own the preventive-maintenance program, and lead the on-site maintenance team through peak seasons and move‑in periods.

We value EPA-certified technicians with leadership experience who can mentor others, handle work orders in a PM system, and ensure safe, compliant operation across all building systems.

Qualifications

• EPA Section 608 Certification (Universal preferred).
• 3+ years of hands-on HVAC maintenance experience, ideally in multifamily or student housing.
• Strong diagnostic and repair skills across residential HVAC systems, with the ability to read schematics and troubleshoot electrical/mechanical components.
• Working knowledge of plumbing, electrical, and appliance repair sufficient to lead general maintenance.
• Experience leading, training, or mentoring other technicians, or readiness to step into a lead role.
• Comfort with property management/work-order software and basic digital reporting.
• Ability to lift 50+ lbs, climb ladders/rooftops, and perform physical repair work in varied conditions.
• Valid driver's license and reliable transportation for on-call response.

Responsibilities

• Lead HVAC maintenance, diagnose and repair systems across the community, own preventive-maintenance program, mentor technicians.
• Oversee general make-readies and summer turns to ensure move-in readiness and safety.
• Prioritize, assign, and close out work orders in the property management system, coordinate with Community Manager on timelines.
• Adhere to safety, EPA/refrigerant handling, OSHA standards; maintain logs and inspections; participate in after-hours on-call rotation.
