Job summary

Rivers Edge in Boone, North Carolina, is seeking an experienced Lead Maintenance Technician with a strong HVAC background to oversee the daily upkeep of our community. This hands-on leadership role involves mentoring the on-site team and setting the standard for quality, responsiveness, and resident satisfaction.

You will diagnose and repair HVAC systems, perform preventive maintenance, manage unit turns, and coordinate with vendors.

Qualifications

• 1+ year in a lead or supervisory role.
• HVAC troubleshooting and repair experience with split systems and heat pumps.
• EPA 608 Certification (Type II or Universal).
• Valid driver's license and reliable transportation.
• Ability to be on call for after-hours emergencies.
• Experience with property management software is a plus.

Responsibilities

• Lead, schedule, and mentor the on-site maintenance team with daily work orders.
• Diagnose, repair, and maintain HVAC systems including units and thermostats.
• Perform seasonal preventive maintenance and inspections.
• Handle general maintenance (electrical, plumbing, carpentry).
• Manage unit turns to ensure move-in readiness.
• Maintain inventory and coordinate with outside vendors.
• Participate in on-call rotation for emergencies.
• Walk the property to identify safety hazards and deferred maintenance.
• Keep accurate records of work orders and service history.
• Ensure work meets EPA, OSHA, and local code requirements.
