Job summary

Rivers Edge in Boone, NC is seeking an experienced Lead Maintenance Technician with a strong HVAC background to oversee the day-to-day upkeep of our community. This is a hands-on leadership role, where you'll mentor the on-site team and ensure high standards of quality, responsiveness, and resident satisfaction.

You will diagnose and repair HVAC systems, perform preventive maintenance, manage unit turns, maintain records, and coordinate with vendors, while meeting EPA/OSHA and local code

Qualifications

• 3+ years of maintenance experience with at least 1 year in a lead or supervisory role.
• EPA Section 608 Certification (Type II or Universal) required.
• Experience with multifamily or property management environments is a plus.

Responsibilities

• Lead, schedule, and mentor the on-site maintenance team and assign daily work orders.
• Diagnose, repair, and maintain HVAC systems including split systems, heat pumps, and air handlers.
• Perform and oversee seasonal HVAC preventive maintenance and system inspections.
• Handle general maintenance across electrical, plumbing, appliances, drywall, carpentry, and locksmithing.
• Manage unit turns to ensure apartments are move-in ready on schedule.
• Maintain inventory of parts and coordinate with vendors.
• Participate in on-call rotation for after-hours emergencies.
• Walk property to identify safety hazards and deferred maintenance.
• Keep accurate records of work orders and equipment history.
• Ensure compliance with EPA, OSHA, and local codes.
