Job summary

Westminster in New Jersey seeks a Project Manager (PM) to represent the project Owner and the General Contractor. The PM will monitor contracts, track RFIs, evaluate budgets, develop schedules, and generate cost reports to keep the project on time and within budget.

The role requires meticulous attention to detail, strong time management, and clear written and verbal communication, with experience in stick-frame multi-family residential construction preferred.

Qualifications

• Requires Bachelor’s degree in Architecture, Engineering, Construction Management, or related field.
• Requires 5+ years of stick-frame multi-family residential construction experience.
• Proficiency with Revu Bluebeam and AutoCAD.
• Strong communication and interpersonal skills.
• Ability to read and interpret construction drawings and specifications.

Responsibilities

• assists with preconstruction efforts including permitting, contract review, analysis, reporting.
• manages all aspects of the project from inception thru completion including CO process.
• prepares and executes a construction plan.
• attends and leads project field meetings, provides minutes, develops follow-up lists
• enforces safety on the job.
• ensures safety of personnel and compliance with job sheets daily.
• plans and tracks material delivery and scheduling with the superintendent.
• prepares initial review of change order requests and reports to upper management
• develops delivery schedules and ensures bar graph/CPM alignment
• establishes delivery times for materials/equipment/labor and lead times
• serves in quality control, ensuring materials meet specs and subcontractor work complies with drawings
• keeps records of deliveries and equipment
• reads prints, issues RFIs for clarification
• follows up on shop drawings/submittals
• maintains follow-up with subs to meet schedule
• ensures code compliance and inspections are performed
