Job summary

Open Management is hiring a Community Manager in Heath, Ohio to lead our manufactured housing community with a residents-first approach. You will manage leasing, maintenance, finances, and resident relations, while enforcing rules and budgets.

The role requires strong leadership, customer service, and the ability to work with residents, vendors, and contractors. Prior property management experience is preferred, with training available for our systems.

Qualifications

• Ability to connect with a variety of personalities on the phone and in-person.
• Exudes extreme ownership and extreme collaboration while remaining professional during interactions.
• Proficient with using technology and computer systems (training provided).
• Possess negotiation skills for vendor relations and home sales.
• Previous project management and/or property management experience is highly desired.

Responsibilities

• Oversee rent collections, distribution of late notices, and filing evictions as needed.
• Enforcing Park Rules and Regulations to ensure a safe and clean environment for residents
• Monitors all park income and expenses to meet and exceed target financials for the property
• Oversee all on-site operations including maintenance and park improvement projects; maintain vendor relationships
• Coordinate repairs and renovations in a timely manner
• Show available homes to prospects to generate excitement and ensure units are sold or rented promptly
• Coordinate and manage all facets of resident move-in and move-outs including applications
• Establish rental rates via market surveys to stay competitive without underpricing
• Assist marketing efforts to generate interest and maintain occupancy targets
• Take initiative on property tasks and lead on-site teams and vendors
