Job summary

KO Storage in Minnetonka, MN seeks a seasoned Construction Project Manager to lead entitlement, permitting and construction activities. You will manage schedules and a multi‑million-dollar budget, coordinating design, procurement and field work for on-time delivery.

Qualifications

Bachelor’s degree in Construction Management, Real Estate, or Urban Planning is required.
Construction Project Management experience with 5–7 years is required.
Strong negotiation and client‑facing communication skills are essential.
Ability to manage budgets of $3M+ is essential.
Proficiency with MS Office 365, Procore, and Bluebeam is required.

Responsibilities

Develop, review and finalize construction documents for entitlement, permitting and construction.
Source and contract professional service agreements for design and engineering.
Manage schedules, budgets, RFIs, submittals, permits, and invoices.
Coordinate design drawings for procurement of structural steel with Supply Chain Manager.
Coordinate subcontractors/vendors; ensure contract compliance.
Communicate weekly project status to stakeholders.
Forecast monthly revenue, cost-to-complete, and margin protection and update project tracking software.
Lead all client meetings, progress updates, and contract negotiations; mentor Jr. PMs.
