Vision Realty & Management is seeking a Senior Property Manager to lead the launch, lease-up, and ongoing management of a brand-new 80-unit multifamily development in Carrollton, Georgia. You will own preleasing, opening, occupancy, and operations from day one.

The role requires 5+ years of property management, multifamily and direct lease-up experience, plus a Georgia real estate license. On-site work during initial lease-up with potential future remote flexibility.

Qualifications

• 5+ years of property management or real estate experience.
• Multifamily property management experience.
• Direct lease-up experience with a new multifamily development.
• Proven success in leasing, sales or occupancy growth.
• Georgia real estate license in good standing.
• Strong customer service and resident relations experience.
• Ability to manage competing priorities and make sound operational decisions.
• Flexibility to work evenings and weekends during lease-up.
• On-site and field-focused during initial lease-up.
• Experience coordinating new development openings and lease-ups.

Responsibilities

• Lead the launch, lease-up, and ongoing management of a brand-new 80-unit multifamily development in Carrollton, GA.
• Develop and execute preleasing strategy; manage leasing activity, tours, applications, move-ins.
• Track leasing velocity, occupancy, traffic, conversion rates, and other lease-up KPIs.
• Coordinate property openings, promotions, and rent pricing strategies.
• Build relationships with local businesses, employers, organizations, and referral sources.
• Ensure strong resident experience from initial move-in; oversee communications and issue resolution.
• Coordinate maintenance, vendors, turns, inspections, and property readiness.
• Manage collections, delinquency, lease enforcement, and dispossessory processes when necessary.
• Work with accounting on financial reporting, charges, deposits, and reporting.
• Oversee ground-floor retail/commercial component.
• Monitor property performance and provide reporting to leadership.
