Job summary

Vision Realty & Management seeks a Senior Property Manager to lead the launch, lease-up, and ongoing management of a brand-new 80-unit multifamily development in Carrollton, Georgia, with ground-floor retail space.

You will drive preleasing, set operating systems, and establish the resident experience from day one, with on-site focus during the initial lease-up and future portfolio expansion as the property stabilizes.

Qualifications

• 5+ years of property management or real estate experience.
• Multifamily property management experience.
• Direct lease-up experience with a new multifamily development.
• Demonstrated success in leasing, sales, or occupancy growth.
• Georgia real estate license in good standing.

Responsibilities

• Develop preleasing strategy for the property.
• Manage leasing activity, lead follow-up, tours, applications, and move-ins.
• Track leasing velocity, occupancy, traffic, conversion rates, and KPIs.
• Help establish rental rates, concessions, promotions, and competitive positioning.
• Coordinate property launch and opening events.
• Build relationships with local businesses, employers, organizations, and referral sources.
