Job summary

Lennar is seeking a Land Purchasing Manager to oversee contracting of land development vendors and review civil plans for compliance with Lennar standards.

The role requires experience in heavy civil engineering, purchasing, or estimating, with strong analytical and negotiating abilities. Regular in-person work on Lennar projects is expected at multiple company communities and job sites.

Qualifications

• High School Diploma or equivalent required; college degree in civil engineering preferred.
• Minimum 3 years in raw land development, civil engineering, value engineering, or estimating; offsite/ onsite purchasing experience preferred.
• Experience with infrastructure, developing scopes, grading, and environmental aspects is highly preferred.
• Strong analytical and communication skills are essential.
• Significant knowledge of residential development and homebuilding is highly preferred.
• Sound financial management and project management skills; strong negotiating and influencing abilities.
• JD Edwards accounting systems and Build Pro payment/scheduling software experience is highly preferred.
• Experience with on-screen takeoff such as Bluebeam or Planswift is advantageous.
• Valid driver’s license and ability to read blueprints and civil engineering plans.

Responsibilities

• Review civil construction drawings and provide feedback to ensure consistency with Lennar's standards.
• Collaborate with Project Managers to keep development budgets current and accurate.
• Oversee bidding to secure best price, quality, and performance.
• Issue contracts and work orders; ensure proper budgeting and ledger entries.
• Track contracts and work orders against development budgets.
• Assist in cash flow forecasting for expenditures.
• Monitor macro trends in materials and supplier base and adjust plans.
• Manage vendor relationships to build effective partnerships.
• Provide purchasing information for coordination with other departments.
• Assist in preparing development cost estimates with land acquisition team.
