Position Overview: D.R. Horton, Inc. is currently looking for a Land Development Project Manager. The right candidate will be responsible for managing vendors and contractors to develop raw land for home and amenities construction in new communities.

Essential Duties and Responsibilities:

  • Review civil improvement plans, geotechnical evaluations, landscape plans, and project specifications necessary to deliver finished lots for home construction.
  • Implement and oversee development and scheduling of infrastructure installation, including preparing home construction lots, model home and project landscaping, parks, and amenities construction.
  • Meet with jurisdictional officials during civil construction, infrastructure, landscaping, hardscaping, irrigation, signage, and parks and amenities inspections.
  • Ensure project schedules and critical paths are accurate and up-to-date, identifying and reporting delays.
  • Track and communicate key milestones to internal teams and external stakeholders such as city officials, engineering/utility consultants, utility companies, and contractors.
  • Assist Project Managers with plan clarifications and revisions in collaboration with civil engineers.
  • Work directly with subcontractor offices and field personnel.
  • Assist in managing bidding, review, and award processes.
  • Develop contract scopes of work and pay scales for bidding.
  • Assemble documents and plans for bid packages.
  • Calculate quantities from plans for budgeting and bidding.
  • Review land development contracts awarded to subcontractors.
  • Represent Land Development management in ongoing site issues, maintaining ‘As-Built’ plans, drainage plans, and home lot issues.
  • Oversee, review, and approve field purchase orders.
  • Monitor market prices for budgeting and identify budget shortfalls.
  • Oversee BMPs related to SWPPP and dust control.
  • Ensure compliance with all relevant codes, regulations, and policies.
  • Coordinate with other departments to keep communication open regarding project status, design, access, and landscaping.
  • Conduct all business ethically to serve customers and enhance company goodwill and profit.
  • Ability to travel overnight.

Supervisory Responsibilities:

  • May have supervisory responsibilities.

Qualifications:

Education and Experience:

  • Associate degree or equivalent from a two-year college or technical school.
  • At least three years of related experience in civil construction, landscaping, irrigation, or hardscape installation and maintenance.
  • Valid driver’s license and vehicle.
  • Proficient in scheduling software, MS Office, and email.
  • Ability to understand and carry out instructions in written or oral form.
  • Physical ability to stand, walk, kneel, climb, and lift up to 50 pounds.
  • Exposure to outdoor weather, mechanical parts, and potential hazards.

Preferred Qualifications:

  • Bachelor's degree preferred.
  • Strong communication skills.
  • Ability to multi-task and pay attention to detail.
  • Bilingual skills are a plus.
