Qualifications

  • 5–7 years of experience in land development and entitlements within the homebuilding industry.
  • Bachelor’s degree in Civil Engineering, Business, Accounting, Construction Management, or a related field.
  • Proven experience managing land development projects, including site evaluation, due diligence, entitlements, permitting, and construction oversight.
  • Strong project management skills with the ability to manage multiple priorities and deadlines.
  • Excellent analytical and problem-solving abilities with the ability to address complex development challenges.
  • Strong communication, organization, and leadership skills.
  • Proficiency with standard computer and project management tools.

Responsibilities

  • Develop and manage project budgets from initial feasibility through completion.
  • Create, maintain, and manage development schedules to ensure milestones and activities stay on track.
  • Coordinate with internal teams, consultants, contractors, and other professionals to ensure quality work within established budgets.
  • Evaluate site conditions such as soils, environmental factors, wetlands, habitat, and other constraints that may impact development.
  • Oversee land development projects from planning through completion, coordinating contractors, consultants, and internal stakeholders.
  • Work closely with planning and site development teams to provide input and coordinate product and community design.
  • Manage project documentation and oversee the permitting process through project completion.
  • Review and approve payment applications to ensure work completed aligns with contracts and project progress.
  • Work with municipalities, government agencies, and other regulatory entities as needed throughout the development process.
  • Coordinate the scheduling and installation of utilities in accordance with approved engineering plans.
  • Review proposed scope and budget changes and ensure project changes are properly evaluated and approved.
  • Develop and manage scopes of work for civil engineering and land development activities.
  • Solicit bids and select qualified consultants and contractors based on project requirements and business needs.
  • Review plans, engineering documents, and other project materials to ensure accuracy and quality.
  • Support the land acquisition team with due diligence activities related to potential land purchases.
