OpenAI, Inc. is seeking a commercial real estate development professional to secure land and data-center capacity for its Compute infrastructure. The role spans land acquisition, data-center leasing, and real estate acquisitions, with emphasis on structuring and negotiating across sites and transactions.

You will source opportunities, coordinate across legal, finance, engineering, and development partners, and drive deals from sourcing to handoffs for development and delivery teams.

• Experience leading land acquisition and data-center development projects.
• Proven ability to structure and negotiate complex real estate agreements.
• Experience coordinating across legal, finance, engineering and operations teams.

Responsabilités

• Lead sourcing, evaluation, and execution of land acquisition for data-center development.
• Support data-center leasing and real estate acquisitions across land and data-center deals.
• Build relationships with landowners, brokers, developers, and data-center counterparties.
• Structure and negotiate land acquisition, site-control, and lease agreements.
• Coordinate diligence with legal, finance, engineering, and development partners.
• Analyze deal economics and present recommendations on costs, terms.
• Manage the transaction pipeline and align stakeholders.
• Drive transactions through execution and handoffs to delivery teams.
