Job summary

Giga Energy Inc. is seeking a Land Acquisition Manager to own land acquisition, surface rights negotiation, and lease analysis driving critical AI infrastructure real estate decisions.

You’ll work with landowners, brokers, and internal teams to structure deals and keep projects moving. This role is based in Houston with onsite expectations, potential WFH Fridays, and exceptional talent may be considered from outside hubs.

Qualifications

• Experience negotiating and drafting land agreements, surface use agreements, ROW/easements.
• Strong knowledge of real estate fundamentals: leases, title, surveys, permits.
• Ability to interpret complex contracts and identify obligations and risk.
• Ability to synthesize data and present actionable recommendations to senior stakeholders.
• Experience coordinating third parties in the field and managing multiple workstreams under time pressure.

Responsibilities

• Track and manage an active pipeline of real estate opportunities with milestones.
• Negotiate with surface and landowners to secure access agreements and leases.
• Review lease language to identify provisions affecting site access and costs.
• Conduct market research and analyze site values and rental rates.
• Lead financial modeling for land acquisitions and build-to-suit developments.
• Coordinate surveys, brokers, and contractors for due diligence.
• Review LOIs, PSAs, and surface agreements with legal and operations.
• Maintain land records and pipeline reporting.
• Serve as the main contact for landowner relationships.
