Job summary

Lennar in the Spokane Valley region seeks a Land Acquisition Manager to identify land parcels, oversee due diligence, and coordinate with brokers, owners, and officials.

You will participate in weekly meetings, assist in rezoning, maintain reports, and liaise with VP of Land & Finance to keep the 5-year plan current. Travel and strong real estate knowledge are required.

Qualifications

  • Bachelor's degree preferred in business, engineering, accounting, finance or related field.
  • High School Diploma or equivalent required.
  • Proficient with word processing, spreadsheets, project scheduling, and data management software.
  • Knowledge of sales/negotiating principles and real estate.
  • Excellent verbal and written communication skills.
  • Ability to work with minimal supervision and take initiative.
  • Detail-oriented problem solver capable of handling complex situations.
  • Valid driver's license and good driving record.
  • Valid auto insurance coverage.
  • Willingness to travel to source and review land.

Responsibilities

  • Identify potential land acquisition targets through tax maps and networking.
  • Facilitate due diligence and schedule activities for contracted projects with VP of Land.
  • Participate in weekly land acquisition meetings and update leadership on potential deals.
  • Assist in the rezoning process and attend meetings with government officials, engineers, homeowners.
  • Maintain inventory reports, contract summaries, and periodic market analyses.
  • Maintain Land Contract files, maps, and documents in the Division office.
  • Network with other builders and developers to stay market-aware and develop contacts.
  • Assist management in negotiating terms of purchase and sale agreements with attorneys for approvals.
  • Collaborate with VP of Land and VP of Finance to update the 5-year plan monthly.
  • Update the contract status report for the divisions weekly.

Job Description

Land Acquisition Manager

Assists in the acquisition of land, lots, and development opportunities that fit the company’s land acquisition strategies and current market trends in land development and homebuilding. Covers the greater Spokane Valley, WA and surrounding areas.

Your Responsibilities
  • Identify potential land acquisition targets through tax maps and networking with brokers, landowners, and others.
  • Facilitate the due diligence process and schedule activities for contracted projects through the Greenbook process with the VP of Land.
  • Participate in weekly land acquisition meetings and update the DP and VP of Land and Development on potential deals.
  • Assist in the rezoning process and attend meetings with government officials, engineers, and homeowners.
  • Maintain inventory reports, critical dates, contract summaries, and periodic market analyses.
  • Maintain Land Contract files, maps, and other documents in the Division office.
  • Network with other builders and developers to stay market‑aware and develop key contacts.
  • Assist management in negotiating terms and specifics of purchase and sale agreements, working with the Division’s outside attorney and region attorney for contract approvals.
  • Collaborate with the VP of Land and VP of Finance to keep the 5‑year plan current monthly.
  • Update the contract status report for the divisions weekly.
Your Toolbox
  • High School Diploma or equivalent required; degree in business administration, engineering, accounting, finance, or similar field preferred.
  • Proficient in computer literacy, including word‑processing, spreadsheet analysis, project scheduling, and data management software.
  • Knowledge of sales/negotiating principles and real estate.
  • Effective and concise communication skills, both verbal and written.
  • Ability to exercise initiative and achieve objectives with minimal supervision.
  • Detail‑oriented problem‑solver capable of handling complex situations.
  • Must be able to travel to source and review land.
  • Valid driver’s license with a good driving record.
  • Valid auto insurance coverage.
Physical & Office / Site Presence Requirements

Regular, in‑person attendance at Company communities / job sites and offices during regular work hours is an essential function of this job. Requires the ability to work more than eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and / or carry equipment which may be in excess of 50 pounds. Job may require occasional operation of construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.

General Overview of Compensation & Benefits

We reasonably expect the base compensation to range from an annual salary of $77,968.00 – $133,657.00, subject to adjustment based on qualifications, geographic differentials, and operational considerations.
