Role Overview

The Land Acquisition Manager will be a key driver in Outlaw Ventures’ growth by sourcing, evaluating, and securing strategic land parcels for new data center campuses and supporting infrastructure. This role blends market research, deal negotiation, real estate due diligence, and cross-functional coordination to deliver high-impact acquisitions that align with our technical, financial, and operational objectives.

Key Responsibilities

• Land Sourcing & Market Strategy
  • Identify and evaluate land opportunities across key U.S. and international markets that meet Outlaw Ventures’ criteria for data center development.
  • Conduct market research, competitive analysis, and strategic assessments to build a robust pipeline of prospective sites.
  • Engage and maintain proactive relationships with landowners, brokers, economic development agencies, and community stakeholders to uncover both listed and unlisted opportunities.
  • Interface directly with external land brokers, providing clear acquisition criteria, coordinating site outreach, reviewing broker-sourced opportunities, and maintaining strong broker relationships across priority markets.
• Transaction Negotiation & Deal Execution
  • Lead negotiations for land options, purchase agreements, and associated contractual terms that protect company interests while fostering strong partnerships.
  • Prepare and present letters of intent (LOIs), offers, and acquisition documentation, ensuring alignment with internal approvals and budget parameters.
  • Manage and coordinate due diligence activities, including title review, surveying, environmental assessments, utilities analysis, and zoning constraints.
• Entitlements & Regulatory Navigation
  • Collaborate with planning, zoning, and permitting officials to understand entitlement requirements, possible risk factors, and timelines for site readiness.
  • Work with external consultants to support rezoning, permitting, and utility entitlements as needed for site advancement.
• Cross-Functional Collaboration
  • Partner closely with internal engineering, power strategy, legal, finance, and construction teams to ensure land acquisitions meet technical specifications, utility access, and commercial feasibility.
  • Present acquisition recommendations and status updates to senior leadership and key stakeholders.
• Documentation & Reporting
  • Maintain accurate data and documentation for all land assets, opportunities, negotiations, and approvals, including CRM and internal tracking tools.

Qualifications

• 3+ years of experience in real estate acquisition, land development, site selection, or related fields — data center experience highly preferred.
• Proven track record of sourcing, negotiating, and closing land transactions, preferably for industrial or large-scale infrastructure.
• Deep familiarity with entitlement processes, due diligence requirements, and real estate valuation experience.
• Strong analytical skills, financial acumen, and real estate valuation experience.
• Excellent communication and relationship-building abilities.
• Ability to travel as needed for site visits and stakeholder meetings.

Preferred Qualifications

• Established relationships with brokers, local governments, and utilities.
• Knowledge of power, water, and fiber infrastructure considerations for data center sites.
