Job summary

RogueSearch is partnering with a leading residential land developer in Austin, TX to identify and acquire land suitable for entitlement and development for homebuilders and multifamily builders. The role directs land acquisition activities, leads due diligence, negotiates with landowners, and coordinates with internal design and land development teams to ensure timely approvals and budgets.

Qualifications

• 3-5+ years of land acquisition experience for ground-up residential construction.
• Bachelor's Degree required.
• Experience with Texas land market and relationships with landowners, civic officials, zoning officials preferred.
• Experience in the homebuilding industry a plus.

Responsibilities

• Plan, direct and coordinate all land acquisition activities.
• Identify and qualify potential land acquisitions aligned with division goals.
• Manage the due diligence process on land acquisition opportunities and master planning with internal teams.
• Coordinate entitlement needs for land acquisitions and monitor post-closing phases.
• Develop and manage departmental overhead budget and control costs.
• Handle land/lot purchase contracts with division and external counsel.
• Collaborate with Land Development on potential communities.
• Develop business relationships and explore other acquisition avenues.
• Negotiate property acquisitions with landowners, attorneys or brokers.
• Prepare land valuation analyses and budgets for corporate approvals.

What you'll do:

• Find, place under contract, receive governmental approval and close on new land that is suitable to be entitled/developed and sold to residential developers (homebuilders, multifamily builders, etc).

Responsibilities

• Plan, direct and coordinate all land acquisition activities
• Identify and qualify potential land acquisitions in alignment with division goals
• Manage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teams
• Manage, coordinate resources for, and meet all entitlement needs for land acquisitions
• Monitor development phases and entitlement processes post-closing
• Maintain responsibility for developing departmental overhead budget and controlling the budget
• Manage the land/lot purchase contract process with division counsel, outside counsel and region counsel
• Collaborate with the Land Development Department on potential development communities
• Develop business community relationships and scout other avenues for possible acquisitions
• Negotiate the acquisition of properties with landowners, attorneys or brokers
• Prepare land valuation analysis and corporate budgets
• Prepare memoranda and other documentation and analytics for corporate approval for land buys

Requirements

• 3-5+ years of experience acquiring land for ground-up construction projects (residential preferred)
• Bachelor's Degree
• High frequency of land deal underwriting in current/previous positions
• Knowledge of the Texas land market to include experience developing relationships and presenting to local landowners, civic officials, zoning officials, etc. is highly preferred
• Experience or strong understanding of the homebuilding industry would be a big plus
