Job summary

American Homes 4 Rent, L.P. seeks a Land Acquisition Analyst to evaluate raw land and development sites and to underwrite opportunities.

You will perform market research, value analyses, and feasibility studies while coordinating with Legal, Purchasing, and Development teams to maintain schedules and budgets. The role requires strong analytical and negotiation skills, experience in zoning, and the ability to build internal relationships across departments.

Qualifications

• Bachelor’s degree in Real Estate, Economics, Statistics, Government Relations, or a related field preferred.
• Minimum 2 years of land acquisitions experience; 3+ years as a financial or business analyst preferred.
• Proven negotiation, communication, and analytical skills; experience coordinating with cross-functional teams.

Responsibilities

• Develop property value analysis and underwriting for raw land and vacant development sites.
• Prepare time-to-market underwriting proformas and conduct market research to identify opportunities.
• Review zoning and land-use ordinances; gather competitor information.
• Coordinate ARB approvals with developers, owners, and HOAs.
• Create feasibility packages and tracking reports to ensure policy compliance.
• Process land-related applications and manage contracts, expenses, and schedules.
