True Homes, LLC seeks a Project Manager – Land Acquisitions and Entitlement to lead land sourcing, underwriting, and entitlement activities in the Triad Market (North Carolina). Qualifications

• Bachelor's degree in a relevant field and 5+ years of land acquisition or residential real estate experience.
• Experience underwriting residential land and negotiating land/finished lot purchase agreements.
• Working knowledge of NC zoning, subdivision, and entitlement processes.
• Proficient in Microsoft Excel; GIS/mapping tools and market data platforms (MLS, Zonda) preferred.

Responsibilities

• Identify and source land and finished lot opportunities within the Triad Market.
• Lead preliminary market analyses, underwriting, and pro forma development.
• Negotiate Letters of Intent and land/lot purchase agreements with mutual gains.
• Lead rezoning, site plan, and subdivision approvals; coordinate with municipal staff and Land Committee.
• Maintain land acquisition pipeline and provide regular updates to leadership.
