Job summary

Clayton Homes (New) is seeking a Sr. Land Entitlement Project Manager in Raleigh, NC, responsible for managing the entitlement process for new projects. Candidates should have experience in land development, including subdivision plans and rezoning approvals, along with proficiency in AutoCAD Civil 3D and Microsoft Office Suite.

This role includes developing project schedules, tracking entitlements, and collaborating with management and municipal staff to ensure compliance and project advancement.

Qualifications

Sr. Land Entitlement Project Manager – Raleigh, NC

Responsibilities

• Develops schedules for the entitlement process on new projects under consideration. Feeds schedules into LPP’s (land position profiles) that coincide with cashflows from estimating. Get schedule approval with Market Management, Acquisitions, and Development Manager.
• Tracks and drives current entitlements to ensure that they stay on schedule.
• Meets with management team for regular project updates.
• Identifying key milestones with acquisitions team for entitlements, approvals, and contract deadlines.
• Ensuring contract terms comply with needed schedule of business plan.
• Tracking entitlement timeframes for projects according to business plan schedules.
• Ensuring that all needs are met to move onto the next stage of project – tracking/following up on approvals, plans, paperwork, signatures, bonds, permits, and fees.
• Tracking contract deposit schedules vs milestones and deliverables.
• Aware of municipal trends as it relates to entitlement requirements for development work, architectural requirements, etc.
• Attend meetings with municipal planning and rezoning staff.

Qualifications

• Education and/or Experience: Experience in land development and the entitlement process including subdivision plans, grading, utilities, rezoning approvals, permitting processes and requirements for subdivision projects.
• Computer Skills: AutoCAD Civil 3D Apple Microsoft Office Suite (Excel, Word, Outlook) Pdf Expert or similar software KOVA software.
