Beach Front Property Management, Inc. seeks a part-time Key Holder to manage groundskeeping and some administrative tasks at our Los Angeles property. The role requires living on site and engaging in minor maintenance, landscaping, and resident interaction to keep the property in good condition and financially stable.

This on-site position combines hands-on grounds work with leasing assistance and rent collection support, under the supervision of the Regional Property Supervisor.

Formación

Description

Position Type: Part-Time (3-5 hours per week)

Location: 514 S. Mariposa Ave 90020

Pay Rate: $17.00

Housing: 1bed-1bath unit $1,000.00 (Market rent: $1,995.00)

Job Summary: The Key Holder will be responsible, under the direction of the Regional Property Supervisor, for some administrative and some maintenance/groundskeeping phases of the operation of a property. This includes, but is not limited to, general administration and maintenance with the goal that the property is maintained at all times in good physical condition with a stabilized fiscal operation. In addition, this at-will position will maintain lawns, flower beds, shrubs, trees, and property facilities. The Key Holder position is a part-time position that requires the employee to live onsite.

The Essential Functions for the Keyholder Position include, but are not limited to:

• Provides care for grounds including watering flowers and shrubbery, etc. as required.
• Rakes gravel leaves and grass trimmings off sidewalks, paths, and other areas.
• Maintains groundskeeping equipment.
• Assist in leasing apartments.
• Assist in the collection of rents and handle delinquency matters.
• Continually inspect property and improvements, recording deficiencies and informing the District Manager or Regional Property Supervisor of them immediately.
• Maintain courteous and continuous communication with employees, residents, applicants, and vendors.
• Picks up debris, litter, and trash including enclosed dumpster areas. Empties trash cans, Removes graffiti. May clean restrooms and laundry rooms.
• Maintains logs and records.
• Checks and maintains property lighting.
• Cleans and maintains in a sanitary condition: the pool deck, bulkhead, and spa.
• Replaces burned-out light bulbs and fluorescent light bulbs.
• Follows all applicable safety rules and regulations.
• Maintains professional and technical knowledge.
• Contributes to team effort
• Assist with other duties as assigned.

Requirements

• Possession of a high school diploma or equivalent.
• Ability to operate hand tools and equipment used in grounds keeping such as lawnmower, weed eater, shears, trimmer, etc.
• Ability to follow detailed oral/written instructions.
• Ability to operate various hand and power tools.
• Deal effectively and communicate with co-workers and the public.
• Walk, stand, and kneel for prolonged periods, and climb a ladder.
