Job summary

The Woodlands at Furman is seeking a dedicated Janitor to support our senior living community in Greenville, SC. You will perform daily cleaning, trash and recycling duties, and floor care to maintain a safe, welcoming environment for residents and staff.

Candidates should be reliable, patient, and capable of handling cleaning equipment, ladders, and safety procedures. Regular Sunday and Monday shifts are required, with training and supportive supervision available from our Environmental

Mission Statement
As a Janitor here at The Woodlands at Furman, your mission is to create a clean, safe, and welcoming community where residents can live with comfort and dignity. Through dependable service, attention to detail, and compassion for older adults, you help ensure our campus reflects the care we provide every day.

Position Summary
The Janitor is responsible for routine cleaning, trash and recycling collection, floor care, and general appearance of common areas and exterior spaces across the community. This hands‑on role includes operating a John Deere Gator and trailer on Sundays and Mondays or other assigned days to transport tow‑behind trash bins and 96‑gallon trash cans to the compactor, while maintaining a professional, resident‑focused presence throughout the campus.

Essential Duties and Responsibilities

  • Perform other duties as assigned by the Environmental Services Supervisor or Director of Engineering.
  • Treat residents, guests, and coworkers with patience, respect, and compassion, recognizing the needs and privacy of a senior living community.
  • Use cleaning chemicals, personal protective equipment, and safety data sheets as trained; follow infection‑control and waste‑handling procedures.
  • Maintain cleaning equipment, Gator, trailer, supplies, and storage areas in a clean, organized, and serviceable condition; report defects or repair needs promptly.
  • Complete scheduled deep‑cleaning assignments and respond promptly to unscheduled cleaning needs, spills, and resident‑service requests.
  • Pick up litter and debris throughout the campus, including sidewalks, parking areas, courtyards, and other exterior common spaces.
  • Use ladders safely to deep clean high areas, fixtures, vents, ledges, and other assigned surfaces in accordance with fall‑prevention practices.
  • Clean interior and exterior windows and glass surfaces using appropriate tools and solutions.
  • Operate floor‑care equipment, including vacuums, auto scrubbers, buffers, carpet extractors, and related tools, following training and safety procedures.
  • Perform daily janitorial cleaning of common areas, restrooms, offices, corridors, entrances, and other assigned spaces.
  • Empty and stage trash and refuse according to community procedures, keeping compactor and collection areas clean, orderly, and free of hazards.
  • Hitch, load, pull, and unload the assigned trailer safely; secure trash cans before travel and return containers neatly to their designated locations.
  • Drive a John Deere Gator safely to collect and transport 96‑gallon trash cans from designated community locations to the compactor.

Qualifications

  • A compassionate, service‑minded approach to working with seniors, families, and fellow team members.
  • Ability to work independently, follow written and verbal instructions, and take pride in a clean, orderly environment.
  • Ability to safely operate cleaning equipment and learn community procedures for trash handling, chemical use, and ladder safety.
  • Demonstrated reliability, consistent attendance, and a dependable form of transportation to report to scheduled shifts.
  • Valid driver's license and a safe driving record required to operate the John Deere Gator and trailer on campus.
  • Previous janitorial, housekeeping, environmental services, floor‑care, or facility‑cleaning experience preferred.
  • High school diploma or equivalent preferred.

Working Conditions

  • Uniform provided.
  • Work includes operating powered floor‑cleaning equipment, a John Deere Gator, and a trailer, as well as using ladders and hand tools.
  • Frequent exposure to cleaning solutions, dust, odors, waste materials, and wet floors; personal protective equipment is provided and required as applicable.
  • Regular Sunday and Monday work is required for Gator and trailer trash‑can collection; other shifts, weekends, or hours may be assigned to meet operational needs.
  • Work is performed indoors and outdoors throughout the community in varying weather conditions.

Language Ability:

  • Ability to communicate courteously and effectively with residents, families, guests, and team members.
  • Ability to read and follow safety rules, equipment instructions, cleaning labels, and routine work assignments.

Cognitive Demands:

  • Ability to use sound judgement, prioritize assigned work, recognize unsafe conditions, and follow established procedures.

Computer Skills:

  • Basic ability to use a phone, tablet, or computer for communication, training, or work assignments as needed.
  • Demonstrates genuine interest in and compassion for working with a senior population.
  • Interacts with residents, guests, and staff in a courteous, friendly, and respectful manner.
  • Responds promptly to resident needs and reports concerns to the appropriate supervisor.
  • Supports the organization's goals and values while working safely and collaboratively.
  • Maintains dependable attendance and takes ownership of assigned routes, cleaning areas, and equipment.

PHYSICAL REQUIREMENTS

While performing the duties of this job, the Team Member is regularly required to walk, stand, use hands to handle or feel, reach with hands and arms, and communicate. The Team Member frequently bends, stoops, kneels, crouches, pushes, pulls, climbs ladders, and works around cleaning equipment and trash containers. The Team Member must be able to safely enter, exit, and operate a John Deere Gator and assist with trailer use.

The Team Member must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 75 pounds with appropriate assistance or equipment. Specific vision abilities include close vision, distance vision, peripheral vision, depth perception, and the ability to recognize safety hazards.
