Job summary

Gaines Investment Trust seeks a Landscape Supervisor to own irrigation and landscaping across our Dallas portfolio, with planned expansion to Oklahoma, Kansas, Arizona, Nevada, and California. This is a contractor‑pay oversight role, not headcount management, traveling to sites and markets as needed.

You will drive written standards, perform zone audits, and ensure water efficiency while maintaining curb appeal. Strong irrigation knowledge and willingness to travel are essential.

Qualifications

• 5+ years in commercial or multifamily landscape supervision.
• Deep irrigation expertise at the core of the role.
• Preferred: TCEQ LI or IT license or willingness to obtain.
• Knowledge of North Texas turf and ornamentals is a plus.
• Bilingual English/Spanish strongly preferred for site directions.

Responsibilities

• Own irrigation and landscape standards across Dallas assets and future markets.
• Audit water coverage, run-times, programming, and leak detection to balance turf health with costs.
• Ensure curb appeal through written standards, inspections, and punch lists.
• Hold third‑party landscape vendors to contract scope, frequency, quality, and response times.
• Review and negotiate irrigation repair and enhancement bids to ensure value.
• Own plant survival and site-wide standardization across portfolio markets.
