Job summary

Ironside Realty in Nashville seeks an Investment Associate to own the deal lifecycle—from underwriting to closing—and to work with senior leadership, brokers, lenders, and equity partners on high‑quality transactions. Qualifications

• Bachelor’s degree in Finance, Real Estate, Economics, or related field.
• 2+ years of experience in real estate investment, private equity, investment banking, or related field.
• Strong financial modeling and valuation skills (Excel required, ARGUS a plus).
• Familiarity with real estate financial statements, leases, and property operations.
• Excellent communication and presentation skills.

Responsibilities

• Build and refine financial models, scenario analyses, and return projections (IRR, NPV, cash-on-cash, sensitivity).
• Lead tenant credit analysis, valuation, and benchmarking for new investments.
• Prepare Investment Committee materials and recommendations on deal selection.
• Negotiate letters of intent and purchase and sale agreements with senior leadership.
• Analyze market trends, rent growth, comps, and supply/demand across target markets.
• Prepare market summaries, reports, and aerials for owned assets and pipeline.
• Develop relationships with brokers, owners, and developers to source opportunities.
• Lead due diligence and closing with lenders, vendors, and equity partners.

Position Overview:

As Ironside Realty continues to expand its investment platform, we are seeking a highly motivated Investment Associate to join our team in Nashville. Building on a strong analytical foundation, the Associate takes greater ownership across the deal lifecycle – leading underwriting, driving due diligence and closings, negotiating letters of intent and purchase agreements, and helping source new opportunities. The role spans both acquisitions and asset management and offers daily exposure to senior management, brokers, lenders, and equity partners. This is a high-visibility seat with a clear path to advancement for a candidate who is analytical, entrepreneurial, and driven.

Key Responsibilities:

Acquisitions & Underwriting

• Build and refine detailed financial models, scenario analyses, and return projections (IRR, NPV, cash-on-cash, and sensitivity analysis).
• Lead tenant credit analysis, valuation, and competitive benchmarking to evaluate new investments.
• Prepare Investment Committee materials and make recommendations on deal selection to senior team members.
• Negotiate letters of intent and purchase and sale agreements alongside senior leadership.

Market Research & Deal Sourcing

• Analyze market trends, rent growth, sales comps, and supply/demand dynamics across target markets.
• Prepare market summaries, reports, and aerials for owned assets and pipeline
• Develop and maintain relationships with investment sales brokers, owners, and developers to source new opportunities and promote the firm.
• Lead due diligence and closing processes, coordinating third-party vendors, lenders, and equity partners to ensure all items are completed on schedule.
• Review leases, financial statements, title, survey, and third-party reports.
• Track key contract dates and deposits to maintain compliance with executed agreements.

Qualifications:

• Bachelor’s degree in Finance, Real Estate, Economics, or related field.
• 2+ years of experience in real estate investment, private equity, investment banking, or related field.
• Strong financial modeling and valuation skills (Excel required, ARGUS a plus).
• Familiarity with real estate financial statements, leases, and property operations.
• Excellent communication and presentation skills.
