Ironside Realty in Nashville seeks an Investment Associate to own the deal lifecycle—from underwriting to closing—and to work with senior leadership, brokers, lenders, and equity partners on high‑quality transactions. This role spans acquisitions and asset management with a clear path to advancement in a fast-paced, entrepreneurial environment.

Qualifications

• Bachelor’s degree in Finance, Real Estate, Economics, or related field.
• 2+ years of experience in real estate investment, private equity, investment banking, or related field.
• Strong financial modeling and valuation skills (Excel required, ARGUS a plus).
• Familiarity with real estate financial statements, leases, and property operations.
• Excellent communication and presentation skills.

Responsabilités

• Build and refine financial models, scenario analyses, and return projections (IRR, NPV, cash-on-cash, sensitivity).
• Lead tenant credit analysis, valuation, and benchmarking for new investments.
• Prepare Investment Committee materials and recommendations on deal selection.
• Negotiate letters of intent and purchase and sale agreements with senior leadership.
• Analyze market trends, rent growth, comps, and supply/demand across target markets.
• Prepare market summaries, reports, and aerials for owned assets and pipeline.
• Develop relationships with brokers, owners, and developers to source opportunities.
• Lead due diligence and closing with lenders, vendors, and equity partners.
