Conifer Realty is seeking a Leasing Specialist / Agent for affordable housing in Plainfield, NJ. The role focuses on resident service, compliance, and vacancy management, requiring strong leasing experience and knowledge of LIHTC, HUD, and related programs.

The position emphasizes sales-driven occupancy, accurate rent collection, and teamwork with maintenance and office staff. A high school diploma is required, with COS/TCS certifications preferred or obtainable.

Qualifications

• 2+ years of apartment leasing experience preferred.
• 1 year experience with affordable housing programs (LIHTC, HUD-Section 8, HOME, RD) required.
• Familiarity with Fair Housing and compliance requirements.
• Proficiency in Yardi or similar property management software.
• Strong communication, customer service, and organizational skills.
• Basic math and data-entry abilities for rent collection and recordkeeping.
• Bilingual (Spanish/English) skills are a plus.
• High school diploma or GED required; COS or TCS certification desired or willingness to obtain.

Responsibilities

• Greet prospective residents and conduct tours, highlighting community features.
• Drive occupancy by marketing available units and managing applications/renewals.
• Ensure compliance under LIHTC, HUD or other affordable housing programs.
• Assist residents with rent collection, service requests, and communications.
• Collaborate with maintenance and office staff to maintain property appearance and safety.
• Manage reports, filing, and data entry to support operations.
