Job summary

Fulton-Grace in Milwaukee is seeking a Property Manager to oversee the day-to-day operations of a 260-unit, five-property portfolio, ensuring resident satisfaction and clear owner communication. This role balances field duties with centralized operations and requires excellent organization and leasing support.

The position offers a hybrid schedule with regular rotations between properties and monthly travel to Kenosha and Madison to support operations, inspections, and lease administration.

Qualifications

• Minimum of 2 years experience in property management or real estate field.
• Independent, highly responsive, organized, and able to manage a high volume of inquiries.
• Familiarity with local, state, and federal property management laws and regulations.
• Experience with AppFolio or similar property management software and Google Suite.

Responsibilities

• Manage a scattered-site residential portfolio with leasing and maintenance duties.
• Conduct on-site and virtual showings with rapid follow-up to keep units occupied.
• Oversee rental listings, market analysis, pricing, and multi-platform activation.
• Prepare leases, extensions, terminations, subleases, amendments, and condo paperwork.
• Coordinate maintenance requests and follow up with vendors.
• Serve as a key contact for owners and tenants with regular updates.
• Coordinate unit readiness and timely turn preparation with maintenance teams.
• Manage move-ins/move-outs and conduct property walk-throughs.
• Support resident retention events at each community.
