Job summary

Affordable Equity Partners in Atlanta is seeking an Asset Management Analyst to help safeguard the financial health and regulatory compliance of a diverse affordable housing portfolio. The role reports to the Senior Vice President of Asset Management and focuses on financial monitoring, operational analysis, and investor reporting for LIHTC, tax-exempt bonds, HUD programs, and related resources.

Qualifications

• Bachelor's degree in Finance, Accounting or Real Estate, or a closely related field is required.
• Coursework or certifications in real estate finance, affordable housing, or tax credit programs (e.g., HCCP, NAHP, or equivalent) is highly desirable.
• Minimum of two (2) years of professional experience in financial analysis, accounting, real estate asset management.

Responsibilities

• Collect, review, and analyze monthly and quarterly financial statements and occupancy data for LIHTC and affordable housing properties.
• Spread financial and operational data into MRI, ensuring accuracy and completeness of records.
• Evaluate property-level operating performance against budgets and projections; communicate variances to senior asset management staff.
• Prepare portfolio-level Watch List reports and monitor properties for improvement or deterioration.
• Assist in quarterly investor reports, sponsor reviews, and other periodic deliverables.
• Coordinate with Accounting, Compliance, and Tax to ensure accuracy of reported metrics.
• Track and process contribution requests; verify compliance with partnership agreements.
