Schedule: Tues-Fri, 06:00-16:30

Position Overview: This role focuses on maintaining, troubleshooting, and repairing facility equipment across all systems. It involves significant "wrench time" and requires technical expertise in HVAC maintenance and troubleshooting, with skills in pipe fitting, plumbing, and electrical work. Availability for call-in work and responsibilities at multiple buildings are essential, with some overtime expected.

Essential Functions:

  1. Log all complaint, status, and follow-up calls in the 360 CMMS database.
  2. Respond immediately to alarms, repair or escalate as necessary, and manage alarm responsibilities during your shift.
  3. Monitor and adjust various systems including refrigeration, HVAC, chillers, cooling towers, electrical, and hot water systems, ensuring proper operation and troubleshooting malfunctions.
  4. Report equipment conditions to the Chief Engineer or Assistant Chief Engineer.
  5. Check the CMMS system hourly for new trouble calls.
  6. Perform preventive maintenance on all critical and base building systems, ensuring minimal disruption and proper documentation.
  7. Install and repair plumbing, piping, wiring, pumps, motors, heat exchangers, and associated controls, assisting with major repairs as needed.
  8. Conduct routine facility repairs such as drywall, caulking, painting, and lock repairs.
  9. Maintain tools and order supplies for repairs and installations.
  10. Follow safety policies for hazardous materials and maintain a clean workspace.
  11. Ensure all work and material costs are accurately recorded in the work order system.
  12. Analyze system data and recommend maintenance improvements in collaboration with the Chief Engineer.
  13. Cross-train team members for backup support.
  14. Keep system documentation current in the CMMS system for all repairs and modifications.
  15. Manage refrigerant use in compliance with regulations, maintaining accurate records.
  16. Be available as an on-call craftsperson and ensure compliance with the JLL ESCP audit.

Required Knowledge, Skills, and Abilities:

  • Good interpersonal skills and ability to work as part of a team.
  • Effective communication skills, both oral and written.
  • Knowledge of OSHA standards and local codes.
  • Proficiency in reading electrical, control, and refrigeration schematics.
  • Experience with computer systems including Microsoft Office, Outlook, BMS (Siemens), and CMMS.
  • Physical ability to operate hand tools, work on ladders, lift heavy loads, and operate vehicles.
  • Ability to work in confined spaces and on rooftops.
  • Availability for 24-hour call and ability to work in all weather conditions.

Supervisory Responsibilities:

  • Supervise contractors and third-party maintenance providers.

Minimum Education and Experience:

  • High school diploma or equivalent.
  • Two years of related trade schooling or equivalent.
  • At least four years of experience with mechanical systems.
  • Refrigeration certification required; Boiler License (Black Seal) preferred, with training provided if necessary.
