Job summary

Modern Heating & Air Conditioning LLC is seeking an experienced HVAC Project Manager to own projects from award through closeout, coordinating across offices and teams to deliver on time and within budget.

You will manage planning, execution, and financial performance, while building strong relationships with owners and subcontractors to drive customer satisfaction and repeat business.

Qualifications

• 5+ years of HVAC project management in commercial construction.
• Proven track record delivering projects on schedule and on budget.
• Working knowledge of mechanical systems, codes, and construction drawings.
• Financial discipline: comfortable owning job budgets, margins, and forecasts.
• Strong organizational skills with ability to run multiple projects.
• Clear communicator who builds trust with owners, GCs, field crews, and office teams.

Responsibilities

• Own the profitability of each project from turnover through closeout, managing scope, schedule, and customer expectations.
• Develop the project execution plan including budget breakdown, procurement strategy, schedule, and manpower needs.
• Coordinate with the design team and Engineer of Record on drawings, permits, and submittals.
• Manage schedule, budget, procurement, subcontractors, and change orders from award through closeout.
• Lead project meetings and keep owners, GCs, and internal teams aligned and informed.
• Run project documentation in Procore (RFIs, submittals, change orders, closeout).
• Deliver proactive communication to customers and ensure smooth handoffs to service.

Modern Heating & Air is growing, and we're looking for an experienced HVAC Project Manager who wants to be an important part of where we're headed.

We're looking for someone who knows how to run work at a high level - someone who takes ownership, makes decisions, builds strong relationships, and drives projects from award through successful closeout. You'll have the opportunity to manage work across our offices, work alongside an experienced team, and make a meaningful impact as Modern continues to grow.

This is an execution-focused role: our sales teams develop the work, and you deliver it - on schedule, on budget, and to a standard that makes customers want to work with Modern again. You'll own the planning, coordination, financial performance, communication, and overall success of the projects assigned to you.

Key Responsibilities:

Project Planning & Turnover

• Take ownership of awarded projects through a structured turnover from the sales or hybrid
  team - scope, estimate, schedule, and customer expectations
• Develop the project execution plan: budget breakdown, procurement strategy, schedule, and manpower needs
• Coordinate with the design team and Engineer of Record on drawings, permits, and submittals
• Identify risks, gaps, and value-engineering opportunities early, before they become problems in the field

Project Execution

• Manage schedule, budget, procurement, subcontractors, and change orders from award through closeout
• Partner with field leadership on manpower planning, sequencing, and jobsite coordination
• Run project meetings and keep owners, GCs, and internal teams aligned and informed
• Manage project documentation in Procore, including RFIs, submittals, change orders, and closeout documents
• Conduct site visits and walkthroughs to verify progress, quality, and field conditions

Financial Ownership

• Own the profitability of every project you manage - margin protection, cost tracking, and accurate forecasting
• Price and negotiate change orders that protect scope and margin
• Manage billing and collections follow-through with support from Finance
• Review job-cost reports monthly and act early when a project trends off plan

Customer Experience

• Serve as the customer's primary point of contact during project delivery
• Communicate proactive - keeping the owner, GC, and our field crews informed and aligned throughout the project.
• Close out projects completely and professionally: as-builts, warranties, training, and documentation Deliver an experience that earns repeat business and smooth handoffs to our Service team
