Job summary

JLL is seeking an entry-level 3rd shift Preventive Maintenance Technician in West Chester, OH, to keep HVAC systems running reliably and safely. You'll perform routine tasks, document conditions, and support engineering leadership with structured maintenance programs.

You’ll work with a collaborative team, gain access to training and growth opportunities, and contribute to building occupant comfort and safety while following safety protocols and CMMS procedures.

Qualifications

• High school diploma or state equivalent.
• 2–3 years’ experience in HVAC or building maintenance preferred.
• Valid driver’s license required.
• Ability to read equipment schedules and follow detailed procedures.
• Basic understanding of HVAC systems, air handlers, and exhaust fans.
• Strong attention to detail to identify issues during inspections.
• Effective written and verbal communication; accurate documentation.
• Physical ability to access equipment, climb ladders, and work in mechanical spaces.

Responsibilities

• Perform preventive maintenance on HVAC equipment, including cleaning, lubrication, and adjustment.
• Inspect HVAC equipment including air handlers, exhaust fans, pumps, and associated systems.
• Replace belts on air handlers and exhaust fans, ensuring proper tension and alignment.
• Document equipment conditions, identify issues or abnormalities, and report findings to engineering leadership.
• Record maintenance activities accurately in the CMMS work order system and maintain detailed inspection logs.
• Monitor system performance during inspections and identify potential problems before they cause failures.
• Maintain organized inventory of filters, belts, and supplies needed for routine maintenance tasks.
• Follow safety protocols and ensure compliance with departmental policies while performing all maintenance activities.
• Communicate effectively with team members and supervisors regarding equipment status and maintenance needs.
