BUILDING ENGINEER I
JOB SUMMARY:
The Building Engineer I applies trade skills to perform preventive maintenance and corrective repairs of building systems for the safe, efficient, and proper operation of the assigned property. The individual in this role must be capable of completing all tasks as directed by the Chief Engineer, Assistant Chief Engineer, or property management staff with some supervision, taking ownership of team projects, and accepting responsibility for actions and results.
DUTIES AND RESPONSIBILITIES:
- Complies with all applicable codes, regulations, governmental agency directives, and company policies related to building operations and safety.
- Works in a constant state of alertness and safety awareness.
- Competent in all shift operations, fulfilling work orders, and providing technical and procedural assistance to coworkers.
- Electrical: Knowledge of electrical systems, circuits, safety procedures, troubleshooting, and replacement of outlets, switches, lighting ballasts, circuit breakers, motor control starters, motors, etc. Assists with electrical preventive maintenance.
- HVAC: Knowledge of HVAC systems, troubleshooting, preventive maintenance, building automation systems, chemical treatment, and mechanical inspections. Familiar with DDC controllers and actuators.
- Life Safety: Proficient in life safety systems, fire alarms, emergency generators, fire pumps, and recordkeeping. Responds to alarms and trouble calls, makes recommendations for external services.
- Maintains understanding of mechanical drawings and wiring diagrams.
- Replaces door hardware, adjusts security systems, manages supplies and tools, and arranges subcontractors when needed.
- Participates in educational opportunities to enhance knowledge and skills.
- Oversees the operation, maintenance, and repair of building and site systems including HVAC, electrical, lighting, plumbing, and fire protection.
- Monitors contractors, inspects work, and documents deficiencies.
- Completes tenant requests, repair records, and complies with regulations.
- Available for various shifts, including nights, weekends, holidays, and responding to emergencies such as fires, floods, power outages, and severe weather.
- Assists with OSHA compliance and performs other duties as assigned.
DESIRED SKILLS AND EXPERIENCE:
- Proficient in using tools such as ladders, lifts, multimeters, gauges, and safety equipment.
- Knowledge of heavy equipment operation like chillers, generators, pumps, and air handling units.
- Strong interpersonal, customer service, time management, and organizational skills.
- Basic computer skills including email, spreadsheets, and communication tools.
- Effective communication skills in English, with the ability to read, write, and interpret documents.
- Analytical skills to define problems, collect data, and draw conclusions.
- Mathematical skills for measurements and practical applications.
QUALIFICATIONS:
- Valid driver’s license and clean driving record.
- High school diploma or equivalent.
- Minimum of 3 years’ experience in building operation/maintenance.
- Universal EPA Refrigerant Handler License.
- NATE Certified HVAC Technician.
- Refrigeration Operating Engineer or Stationary Engineer License.
