Job summary

Goodwill of South Central Wisconsin is seeking a Property Manager to lead the operation of its affordable housing portfolio, including HUD compliance, occupancy, leases, and maintenance. Qualifications

• 5+ years of property management experience, preferably with HUD-subsidized housing.
• HUD-specific certifications such as COS or LIHTC are preferred.

Responsibilities

• Ensure HUD compliance and accurate occupancy management.
• Oversee leases, rent calculations, certifications, and annual/ interim recertifications.
• Coordinate property operations, maintenance, and capital planning.
• Supervise on-site Property Supervisors and provide training and evaluations.
• Develop and monitor annual property operating budgets with Finance.
• Identify risks and implement continuous improvements across the portfolio.
