Job summary

SustainableHR in Madison, WI seeks a Compliance Manager to lead affordable housing compliance across a diverse portfolio of properties. You will ensure adherence to LIHTC, HUD, Rural Development and related programs, and manage a team of compliance professionals to maintain strong regulatory controls.

You will monitor regulatory changes, coordinate audits, prepare reports, and train property staff to uphold consistent compliance standards across all properties.

Qualifications

• Extensive hands-on experience in affordable housing compliance is required.
• Publications of recognized industry certifications (e.g., HCCP, SHCM) are required.
• Knowledge of LIHTC, HUD, Rural Development and other affordable housing programs.
• Experience managing compliance for properties with multiple funding sources.
• Experience leading, developing, and managing a team of employees.
• Strong understanding of tenant eligibility, income calculations, and compliance reporting.

Responsibilities

• Oversee affordable housing compliance operations across a portfolio of properties with multiple funding sources.
• Ensure compliance with LIHTC, HUD, Rural Development, Section 8 and other programs.
• Lead, mentor and manage a team of compliance professionals with clear expectations.
• Monitor regulatory changes and implement updates to policies and procedures.
• Oversee tenant eligibility determinations, income certifications, and annual recertifications.
• Conduct internal audits, identify risks, and implement corrective action plans.
• Coordinate external audits, inspections, and regulatory reviews.
• Submit compliance reports to housing authorities, investors, and regulators.
• Collaborate with property management to resolve complex issues and maintain resident files.
• Develop and deliver compliance training for staff.
• Navigate complex challenges with layered financing and program restrictions.
• Provide compliance risk insights to senior leadership and drive operational improvements.
