Job summary

Heartland Family Service in Omaha seeks a Housing Search Specialist to assist program participants in locating, obtaining, and retaining suitable housing across Douglas, Sarpy, and Pottawattamie Counties. This entry-level role focuses on collaboration with landlords, case managers, and participants to address housing barriers.

The position offers 37.5 hours per week and compensation between $17.95 and $21.40 per hour, with pay based on total years of relevant experience.

Qualifications

• Decision making and problem solving are required.
• Bachelor's Degree in human service field or alternative education/experience as specified.
• Valid Driver’s License and acceptable driving record are required.

Responsibilities

• Participate in weekly team meetings with program staff to review housing barriers and service needs.
• Assist clients in identifying housing needs and a budget for housing costs.
• Assist clients in identification of strengths, needs, and goals to develop an individualized housing stability plan.
• Assist individuals or families in locating, obtaining, and retaining suitable housing through housing search and placement services.
• Provide transportation and help with completing rental applications; ensure move-in processes are completed timely.
• Maintain timely contact and follow up with landlords regarding application statuses, showings and lease signings.
• Maximize utilization of available housing units by matching client needs to inventory.
• Assist with lease signings and obtain paperwork to process financial assistance requests.
• Apply knowledge of residential lease contracts to educate clients of their rights and responsibilities.
• Collaborate with program participants and Case Managers to assist with move-in, utilities, and moving arrangements.
• Provide mediation and advocacy with landlords to obtain or maintain housing.
• Locate unit vacancies and maintain up-to-date database of available units.
• Foster positive working relationships to retain landlords through mediation and outreach.
• Outreach to landlords and property managers to inform them of the programs and recruit prospective landlords.
• Work is performed in client homes, shelters, and other settings; ensure safety and security measures are followed.
• Travel is required, including use of a personal vehicle; transport of clients as needed.
• Maintain comprehensive, accurate service records and HMIS reporting in line with funding guidelines.
