PURPOSE OF THE JOB:
Responsible for the leadership of BBAHC housing department, including housing assignments, maintenance, cleanliness, and furnishings in accordance with BBAHC Housing Policy and applicable codes, standards, and laws. , , maintain records files, plan renovations, equipment and furniture replacement, manage housing personnel and manage Housing Committee.
QUALIFICATIONS:
- 1. High School Diploma or GED required.
- 2. Supervisory experience preferred.
- 3. Minimum of two years experience in office management and/or building maintenance.
- 4. Prefer Associate’s Degree in business administration, finance, or equivalent experience.
- 5. Ability to demonstrate proficiency in Microsoft Outlook, Microsoft Word, and Microsoft Excel.
- 6. Strong organizational skills and attention to detail.
- 7. Customer Service oriented focus.
- 8. Must possess basic building maintenance skills of: carpentry, plumbing, painting, electrical repair, refinishing furniture, carpeting and sheet vinyl replacement.
- 9. Must poses knowledge of appropriate cleaning processes and be able to appropriately address irritating odors, such as those left by pets.
- 10. Demonstrate ability to calculate bill of materials and obtain quotes for building maintenance and repair activities.
- 11. Must be able to work independently without direct supervision.
- 12. Valid Driver’s license required.
MAJOR FUNCTIONS:
- 1. Plans, prioritizes, and coordinates Housing department activities. Assigns work of Housing Laborers and Housing Maintenance employees.
- 2. Tracks and manages housing assignments and occupancies.
- 3. Coordinates with IHS to update Quarters Management and Information System (QMIS); along with providing information for determination of rental rates.
- 4. Develops departmental budget submissions to align with the BBAHC strategy plan.
- 5. Maintains full compliance with the laws, regulations, grant terms, and BBAHC policies pertinent to the division/department. Actively avoids fraud, waste, and abuse. Seeks methods and activities to enhance BBAHC revenues.
Departmental Leadership:
- 6. Provides technical advice to employees and obtains resources necessary to maintain or improve housing.
- 7. Develops scope of work for contracting large scale building improvements in conjunction with the Projects Department Team. Coordinates with contractors and consultants as necessary for maintaining quality, clean, housing units.
- 8. Supervises, trains, and assists when needed with repairs and installations of: carpet, sheet vinyl, drywall, bathroom fixtures, cabinets, and appliances.
- 9. Interprets and applies the rules and regulations concerning housing based on BBAHC Housing Policy and utilizing Indian Health Service Quarters Management Handbook for reference.
- 10. Maintains records of and prepares reports as needed on staff work schedules, work orders, preventative maintenance, equipment utilization, electricity consumption, and maintenance and material costs.
