Job summary

Caldwell Companies LLC seeks a Warranty Manager for Caldwell Homes to own the homeowner warranty experience after closing. You will conduct orientations, evaluate concerns, coordinate repairs, and manage every open work order from start to finish.

Collaborating with homeowners, vendors, and internal teams, you’ll deliver timely, well-communicated resolutions. A proactive problem solver with attention to quality standards is essential.

Qualifications

• Experience in residential homebuilding, construction, warranty service, or related field; direct experience managing homeowner repairs is preferred.
• Knowledge of residential construction practices, building systems, and repair sequencing.
• Ability to define a clear scope of work and manage vendors through repair completion.
• Strong customer service judgment; communicate decisions with professionalism and empathy.
• Ability to manage multiple open claims and prioritize urgent needs.
• Experience working with vendor partners on scheduling, costs, and service issues.
• Strong written communication and documentation skills.
• Commitment to safety, quality, accountability, and continuous improvement.
• Proficiency with work order and customer management systems; BuildPro preferred.

Responsibilities

• Lead homeowner warranty orientations and explain the warranty process, coverage, responsibilities, and repair expectations.
• Serve as the primary post-close warranty point of contact; communicate clearly from request to resolution.
• Review and document warranty requests with photos, history, and on-site observations.
• Evaluate requests against coverage and standards; escalate complex matters.
• Identify urgent safety issues and coordinate prompt responses.
• Create accurate warranty tickets and work orders; assign vendors and schedule with homeowners.
• Manage work orders through execution; monitor progress and follow up on delays.
• Verify repaired work aligns with approved scope and close tickets.
• Manage warranty-related purchase orders and review costs for accuracy.
