Job summary

HOATalent, on behalf of Creative Management Company (CMC), seeks an experienced Collections Manager in Houston, TX. The role focuses on delinquent HOA accounts, coordinating collections, and supporting closings and ownership transfers.

Ideal candidates have 3+ years in collections (HOA/real estate preferred), strong negotiation and communication skills, and familiarity with HOA legal processes and state regulations. This is an on-site role offering comprehensive benefits.

Qualifications

• 3+ years of collections experience, HOA/PM/real estate preferred.
• Experience in real estate closings, escrow or title coordination preferred.
• Knowledge of HOA assessment collections, liens, and foreclosures.
• Understanding of Fair Debt Collection Practices and state laws.
• Strong verbal and written communication skills.
• Detail-oriented and highly organized.
• Proficient in Microsoft Office; Vantaca HOA software experience a plus.

Responsibilities

• Manage delinquent homeowner accounts and oversee the collections process.
• Communicate with homeowners regarding past-due balances and payment arrangements.
• Coordinate with attorneys, management teams, and board members on collection actions.
• Review aging reports and maintain accurate account records.
• Monitor compliance with HOA laws, governing documents, and policies.
• Negotiate payment plans and document agreements.
• Prepare and present collection status reports to HOA boards.
• Work with accounting to reconcile accounts and payments.
• Ensure timely processing of notices and legal documentation.
• Respond to homeowner inquiries and disputes professionally.
• Coordinate aspects of property sales closings and deed transfers as needed.
• Prepare resale certificates in accordance with requirements.
• Communicate with title and tax companies regarding closings and payoffs.
• Set up new owner accounts and coordinate utilities for buyers.
• Process refunds and respond to realtor/lender/appraisal inquiries.
• Track occupancy and inspection data for quarterly reports.
