Job summary

Gainor Staffing seeks a Vice President of Operations to lead a premier Midwest portfolio of luxury and mixed-income multifamily communities from Chicago. This executive role shapes resident experience, drives performance, and builds high-performing teams.

You will oversee budgeting, forecasting, capital planning, and NOI growth while partnering with leasing, development, and asset management to optimize properties across the region.

Qualifications

• 10+ years of progressive property management experience, including 5+ years in senior leadership.
• Bachelor's degree required; CPM, ARM, or MBA preferred.
• Proven success leading multi-property portfolios with full P&L responsibility.
• Strong expertise in luxury multifamily operations, financial management, leasing strategy, and asset performance.
• Deep knowledge of Fair Housing, EEO, and residential property regulations.
• Experienced in building and developing high-performing leadership teams.
• Proficient with Yardi, RealPage, or similar property management systems.

Responsibilities

• Lead operational strategy and financial performance for a Midwest multifamily portfolio, driving NOI growth and occupancy.
• Oversee Regional Managers and General Managers while fostering leadership development and operational excellence.
• Direct budgeting, forecasting, capital planning, revenue management, and portfolio reporting.
• Partner with leasing, marketing, development, and asset management teams to optimize property performance.
• Champion exceptional resident experiences through consistent service standards and brand execution.
• Oversee maintenance operations, capital projects, regulatory compliance, risk management, and vendor performance.
• Support acquisitions, new developments, lease-ups, and other strategic portfolio initiatives.
