Gainor Staffing, in collaboration with a prominent national real estate development firm, seeks a Vice President of Operations to lead a Midwest portfolio of luxury and mixed-income residential communities from Chicago.

This executive role demands a track record of building high-performing teams, steering multi-property operations with full P&L responsibility, and delivering strong NOI, occupancy, and resident satisfaction across the region.

Qualifications

• 10+ years of progressive property management experience
• 5+ years in senior leadership
• Bachelor's degree required; CPM, ARM, or MBA preferred
• Proven success leading multi-property, multi-market residential portfolios with full P&L responsibility
• Strong expertise in luxury multifamily operations, financial management, leasing strategy, and asset performance
• Deep knowledge of Fair Housing, EEO, and residential property regulations
• Experienced building and developing high-performing leadership teams
• Proficient with Yardi, RealPage, or similar property management systems

Responsibilities

• Lead operational strategy and financial performance for a Midwest multifamily portfolio, driving NOI growth and occupancy
• Oversee Regional Managers and General Managers while fostering leadership development and operational excellence
• Direct budgeting, forecasting, capital planning, revenue management, and portfolio reporting
• Partner with leasing, marketing, development, and asset management teams to optimize property performance
• Champion exceptional resident experiences through consistent service standards and brand execution
• Oversee maintenance operations, capital projects, regulatory compliance, risk management, and vendor performance
• Support acquisitions, new developments, lease-ups, and other strategic portfolio initiatives
