Job summary

Cogir Senior Living is seeking a Maintenance Director for a Durham, NC community. This role oversees day-to-day physical plant operations, HVAC, electrical, plumbing, and major appliances, while supervising the maintenance team and upholding safety standards.

You will coordinate preventive maintenance programs, manage vendor relationships, and ensure timely response to resident needs. A strong service mindset and 24/7 availability for emergencies are essential.

Qualifications

• 3+ years experience managing apartments, senior living communities, hotels, or large complex maintenance.
• 1–2 years supervisory/management experience including staff hiring, scheduling, budgeting, vendor management.
• Experience with HVAC, electrical, drywall repair, carpentry, plumbing, painting, and general maintenance.

Responsibilities

• Operate and maintain the community's physical plant and safety standards.
• Schedule, prioritize, and ensure timely completion of service requests and repairs.
• Inspect grounds and buildings daily to ensure curb appeal and minimize liabilities.
• Prepare vacant units for turnover and respond to emergencies.
• Maintain strong customer service with residents, staff, vendors, and management.
• Obtain competitive bids for maintenance expenses in coordination with leadership.
• Adhere to budget guidelines and purchase supplies using standard PO systems.
• Monitor inventory and manage department staff including housekeeping.
