Job summary

The Blossoms at Stamps is seeking a Maintenance Director to plan, organize, develop, and direct the maintenance department in accordance with federal, state, and local regulations and company policies.

The role ensures the facility is well-maintained, safe, and comfortable, with responsibility for staffing, supervision, and coordinating preventative maintenance programs. Strong leadership and knowledge of building systems are essential.

Qualifications

• High school education or equivalent required.
• Minimum one year supervisory maintenance experience.
• Valid driver's license required.
• Able to withstand extreme environmental conditions.
• Knowledge of boilers, compressors, generators, and mechanical, electrical, and plumbing systems.
• Knowledge of building codes and safety regulations.
• Licensed according to current standards and codes.
• Able to read, write, speak, and understand English.
• Knowledge of maintenance practices and related laws and guidelines governing maintenance functions.
• Leadership ability and ability to work in teams.
• Ability to plan and carry out repair, new construction, and equipment installation programs.

Responsibilities

• Manages the operations of the Maintenance Department with proper staffing and scheduling.
• Inspects storage rooms, work rooms, and closets for upkeep and supply control.
• Participates in facility surveys by authorized governmental agencies.
• Ensures outside services are properly completed and supervised per contracts/work orders.
• Assists in establishing a preventative maintenance program.
• Urls with supervisors to identify problem areas and improve services.
• Identifies and classifies routine maintenance functions to handle exposure to blood/body fluids.
• Makes daily rounds to ensure maintenance duties are performed and services meet facility needs.
• Maintains fire alarm and other fire protection systems.
• Completes carpentry and other building repairs within scope of expertise.
• Maintains heating and cooling systems.
• Performs some electrical and plumbing repairs within scope of expertise.
• Monitors, maintains, and records inventory and orders supplies.
• Heads snow and ice removal for sidewalks.
• On-call 7 days a week, 24 hours for emergencies as required.
• Performs other duties as requested by the Administrator.
